For example, will the contractor or you be responsible for removing debris? If you have areas that are behind locked gates, will there be someone on duty with the keys, or will the contractor need to pick up the keys in advance?
Other questions related to communication will also need to be addressed. How will the paving contractor notify you in the event of a delay? Is the contractor to be your primary contact, or will the primary contact be another employee such as a project supervisor? Will an email, text message or phone call be the best way to reach the primary contact?
Communicate With Your Employees and Tenants
Residential tenants do not want to arrive home to find that they cannot access their units. Commercial tenants and your employees do not want to report for work and find their normal parking area is closed. Keep everyone in the loop. Start by sending out a letter or memo advising that the pavement will be sealed on a specific date. Let people know how long the pavement will be closed. Tell them where they can park until their area is reopened. Let them know who to contact if they have any questions.
Be Involved in the Planning
A successful sealcoating application requires that damaged pavement be repaired first. Discuss with your asphalt contractor the repairs that need to be made. If the pavement is highly oxidized, ask your contractor whether a primer will be needed. Help your contractor choose the best days or times for the work to be performed. Ask your contractor which type of sealant will best match the condition of your pavement and the traffic that it receives. If the scope of the project is extensive, help your contractor establish priority areas or tasks.
